BP Cantera 3 is one of the first commercial interior projects to receive the Leadership in Energy and Environmental Design Building Certification.
BSA LifeStructures provided systems engineering and commissioning services for the five-story office building. The project integrated new chilled water, steam, and electrical distribution equipment with the existing systems. The main challenge was retrofitting existing infrastructure with energy-efficient systems that improve air quality. Lighting control and appropriate equipment selections enhance the energy-efficient facility. Recycling played a major role; infrastructural elements were salvaged for use in other buildings.
Commissioning included all mechanical and electrical systems and focused on systems operational training. As part of the scope, original systems were re-commissioned to verify proper system operation at project completion. Key systems included: air handling, chilled water, steam boiler, hot water, domestic water, electrical distribution, emergency power, operations, and maintenance training.
Phasing allowed occupants to move into the first two floors as the fourth and fifth floors were still in design. Even with its complexities, the project was completed in 13 months from design to final move-in.
