Total Cost Modeling

Lifestructures Total Cost Modeling™ (TCM) is a tool that allows the owner to make informed financial decisions between design alternatives prior to spending any capital dollars on construction. TCM incorporates all costs, including recurring costs such as operational and energy, incurred during the life of a building and allows facilities to be measured over a given period of time.

While much of the design industry focuses on construction and soft costs, these initial project costs often represent less than ten percent of the total costs over a 20 to 30 year period. Lifestructures Total Cost Modeling™ focuses on a holistic view of the project and therefore serves as an invaluable tool to drive critical design decisions for both the owner and the designer. This tool allows the owner to make informed project decisions, such as sustainable features or energy efficient equipment, during the early planning stages that can save millions of dollars over a given period of time.
